The developer describes provision for a swimming pool; installing one remains subject to the applicable community requirements and approvals.

A published 25 75 plan with unit specific terms
The official Modon project page presents a 25/75 payment plan and anticipated handover in Q2 2031. Ask for the detailed payment milestones and the current offer for the selected villa. The individual schedule should explain when payments fall due and which costs sit outside the advertised property price.
Modon has also announced an arrangement with Abu Dhabi Islamic Bank for eligible off-plan buyers. Finance approval is a separate lender decision, subject to eligibility and approved credit policies. A developer payment plan should not be treated as automatic mortgage approval, and an enquiry does not commit you to a finance application.

The published Wadeem Gardens presentation places the villa community within a district planned with schools, healthcare, retail, dining, office space, recreation and entertainment.
